Ahmedabad, May 17—According to local developers, Land prices in the Dholera Special Investment Region (SIR) of Gujarat have skyrocketed nearly tenfold over the past decade, driven by escalating investor interest and major infrastructure developments.

Situated under the Delhi-Mumbai Industrial Corridor (DMIC), Dholera SIR is a planned smart city that has increasingly attracted attention from real estate investors and corporations alike.

Land Prices Witness Remarkable Growth​

Lalit Parihar, Founder and Managing Director of Dholera-based Aaiji Group, noted that prices in various Town Planning (TP) Schemes have surged significantly. “Rates have risen to Rs 7,000 and 10,000 per square yard across several TP schemes. In other areas, prices now range from Rs 3,000 to Rs 7,000 per square yard,” he said. This reflects a tenfold increase compared to a decade ago.

Infrastructure Fuels Investor Confidence​

Key infrastructure projects nearing completion are accelerating Dholera’s transformation. These include the international cargo airport and the Ahmedabad-Dholera Expressway, both of which are scheduled to be operational in 2025.

Ruturajsinh Chudasma, Partner at Infinity Infracon, emphasized the pace of development. “The 109-kilometer Ahmedabad-Dholera Expressway is progressing rapidly. Additionally, the upcoming Bhimnath-Dholera broad-gauge rail line and Vande Metro will significantly enhance connectivity,” he said.

Emerging as a Real Estate Hotspot​

“With infrastructure now visible on the ground, investor confidence is at an all-time high,” said Parihar. “The surge in land prices is a direct reflection of this optimism. It underlines Dholera’s emergence as a high-potential real estate destination.”

Dholera SIR is attracting investment from over 100 companies, including Tata Electronics, which has announced a ₹91,000 crore semiconductor manufacturing project in the region.

As infrastructure comes to life and corporate interest intensifies, Dholera continues its ascent as one of India’s most promising smart investment zones.
